Client-Agency Relationship
Selling your home is a team effort. At the beginning of the client-agency relationship, Trevor will explain his obligations and how you will work together to help each other sell your property.
Commissions
Trevor's standard commission rate is 7% of the first $100,000 of the sale price of the property and 3% of the balance. However, this is not set in stone and can be negotiated depending on circumstances and outside influences. It can be looked at on a deal-by-deal basis.
Structuring the Offer
Each sale has its own unique terms and conditions. Trevor will advise you of the most advantageous way to offer your home for sale
-- whether it be through a conventional sales approach, a mortgage take-over assumption, second mortgage purchase, money mortgage lease-purchase or other methods.
Maximum Market Exposure
Your home will be fully exposed to the largest number of qualified buyers. Normal marketing channels will include all sales agents with Re/Max Crest Realty, local co-operating offices, regional and national brokerage firms and relocation contacts.
Preparing the Home for Sale
A buyer develops an opinion of your property within 15 seconds of walking through the front door. Establishing the right first impression is critical to achieving a successful sale. Trevor will give you honest and constructive advice
on how to best prepare your home for showings.
Appointments and Negotiations
Trevor will co-ordinate all negotiations
by interested parties and other agents personally.
Communication
You will be consistently updated with
feedback on the activity, comments and interest that has been expressed.
In addition, Trevor will keep you aware of the market conditions and other factors
that may affect the sale of your property.
Qualified Listings
Only a "qualified listing" provides clients the basis for the most comprehensive and effective marketing plan. Recognizing this, Trevor will ensure that a listing is complete with:
> Full and accurate details
> Well motivated clients
> Competitively priced by market analysis
> A term sufficient to market the home
Overpricing
Pricing your home reasonably the first time is critical to attracting the right buyer at the right time. If a listing is overpriced, Trevor will advise that he cannot properly represent nor professionally service the client, as he must be able to substantiate and defend his client's "BEST PRICE".
Closing Process
After the flurry of activity has passed and the offer has been accepted, Trevor will continue to work with you to ensure the selling process is completed efficiently and professionally. He will forward all documents to your notary/lawyer and arrange the transfer of keys on possession.
Special Relocation Assistance
Trevor knows relocations and will provide you with
special relocation assistance if you are moving out of the area. This will include vital community facts on the area to which you are moving and setting you up with a competent service-oriented real estate agent.
